There are 3 main asbestos survey types available in the UK as per the HSG264 Guidelines from the HSE.

In addition to the core survey types, asbestos re-inspections are also available for previously surveyed buildings. This re-inspection service is to ensure materials have not deteriorated or become damaged. The infographic below details each type of survey and their associated level of detail. There is a duty to manage asbestos for commercial or industrial buildings if they were constructed before 2000.

An asbestos management survey must be carried out and made available to any trades people carrying out maintenance. For major refurbishment works or if the building is being demolished then a survey must be completed prior before works begin.

Surveying Division Carries out Consultancy

Our surveying division has recently acquired a new client! Having provided a reinspection survey to their large and challenging premises, Merryhill is going a step further and providing a consultancy service to help them better manage their asbestos.

The site is a single building, divided into sections comprising industrial machinery and commercial offices. The industrial plant is primarily powered by steam and there are a number of areas within the site that contain a number of asbestos-containing materials.

Highlighted in the report were a number of areas which required remedial action as soon as possible, these are now scheduled to be remediated early in the New Year. The consultancy service is something the client has utilised to better-understand their asbestos register and budget for any major planned remediation over the coming years.

To-date, the client has been pleased with the service received and is now much more aware of the need to manage their asbestos. The client has big plans for the site and removing asbestos as the building is refurbished is a top priority.

Toady marks the launch of our new asbestos surveying website for all information relating to surveys, consultancy and testing. The new MATAC website will complement this one, but offer more specific information concerning finding and managing asbestos materials.

Asbestos Demolition Survey in London

Prior to being redeveloped, a former factory required an extensive asbestos refurbishment and demolition (R&D) survey. Originally built in the early 20th Century, the factory in West London ceased operation in 2014. Since its’ closure, the site had gradually been cleared, ready for being transformed into a mixed used development consisting of commercial and residential properties.

Approached by our client to carry out a fully intrusive survey, the project posed some challenges which needed to be overcome. Given the scale of the buildings, it required not only a lot of manpower, but also coordination to ensure all areas were thoroughly covered. In addition to this, the main building needed to be split in terms of the survey required as only one part was covered by our clients’ scope of works, the other was being dealt with by another contractor. This meant an imaginary line was placed through the building, meaning Merryhill’s work was to only be carried out strictly on one side.

Various other buildings were part of the scope, including offices, warehouses and a large house. In total, over 50,000m2 of building were covered in producing the final report where 341 samples were carefully taken and sent for analysis in a laboratory, 96 returning a positive result. All types of asbestos were discovered upon analysis.

Speaking on behalf of Merryhill, Adrian Lynn, Surveyor who worked on the project said: “The project was a challenge, firstly given the scale of the buildings as the site is huge so a lot of planning was involved prior to getting on site to ensure the best use of time. It was a slightly odd situation with the imaginary line across the main building as not all of the site was being demolished. The project highlights Merryhill’s ability to cope with large, complicated surveys involving access equipment across multiple buildings of varying use.”
